Built for the way you actually rent
Most property software is priced and shaped for hundreds of units. Latchly is for the landlord with a house, a duplex, or a few places around town.
By the room
A shared house where each tenant pays for their own room. Separate rent, separate portals, one property.
The whole place
A basement suite, a condo, a whole house rented to one tenancy.
Several properties
Run them all from one account, and see your money across the lot.
How it works
Three steps. No training, no onboarding call, no import spreadsheet.
Answer a few questions
Where the property is, what you rent, which utilities are included, what your bills are. Latchly only asks what applies to you — say you have no parking and it never mentions parking again.
Add your tenants
Name, room, rent, move-in date. Each one gets an invite and sets their own password. You never see it.
Record rent as it lands
Someone e-transfers you, you tap it in. Latchly works out who is paid up, who is late, and writes the receipt.
What's inside
All of it, from the moment you sign up. There is no bigger plan to move up to.
Rent
Who has paid, who is late, and a receipt for every payment. Nobody is marked paid until you say so.
Money
Income, expenses, recurring bills and your mortgage, so the number at the bottom is real.
Maintenance
Requests come in from tenants. Assign a contractor, schedule it, add the cost, tick it off.
Damage
Log damage with photos, and choose whether the tenant sees it or it stays with you.
Documents
Leases and notices, filed against the right tenant. Landlord-only papers stay private.
Laundry and shared spaces
Two machines means two bookings at a time. Tenants book their own slot.
Parking
Spot, monthly price, and the car in it — make, model, colour and plate.
Keys
Who holds which key, since when, and the whole history.
Entry reports
Your own dated record of the property's condition, with photos.
Calendar
Rent dates, contractor visits and entry notices, synced to your phone.
Your tenants get their own portal
Free, and included. It cuts down the texts.
They can see
Their rent and whether they are paid up, their receipts, their documents, their requests, and what they can book.
They cannot see
Other tenants, your costs, your mortgage, your notes, or anything you have kept to yourself.
Questions
Do my tenants pay through Latchly?
No. Your tenants keep paying you the way they already do — e-transfer, cheque, cash. You record the payment when it lands, and Latchly does the rest: who is paid up, who is late, and a receipt for every payment.
Can I rent by the room?
Yes. That is what Latchly was built for. Each room is its own tenancy with its own rent and its own private tenant portal. You can also rent whole units, or run several properties from one account.
What does it cost?
Nothing. Latchly is free — every feature, every property, every tenant. There is no card to enter, no trial to run out, and no paid tier holding anything back.
What's the catch?
There isn't one. Latchly is not funded by selling data, showing you adverts, or taking a slice of your rent — none of which it does. It is free because it is not being run as a paid product.
Can my tenants see each other's information?
Never. A tenant sees their own rent, their own documents and their own requests. They cannot see other tenants, your costs, or anything you keep to yourself.
Does it work on a phone?
Yes. Latchly works in any phone browser, and you can add it to your home screen so it opens like an app. Your tenants get the same.
