Answer a few questions
Where the property is, what you rent, which utilities are included, what your bills are. Latchly only asks what applies to you — say you have no parking and it never mentions parking again.
Add your tenants
Name, room, rent, move-in date. Each one gets an invite and sets their own password. You never see it.

Someone e-transfers you, you tap it in. Latchly works out who is paid up, who is late, and writes the receipt.

Questions
Can I split a utility bill between tenants?
Yes. Give each tenant a percentage, then enter the bill when it arrives. Latchly works out each share to the cent, adds it to what they owe, and shows it itemised on their rent reminder and their receipt — so nobody is handed a number they cannot check.
Do my tenants pay through Latchly?
No. Your tenants keep paying you the way they already do — e-transfer, cheque, cash. You record the payment when it lands, and Latchly does the rest: who is paid up, who is late, and a receipt for every payment.
Can I rent by the room?
Yes. That is what Latchly was built for. Each room is its own tenancy with its own rent and its own private tenant portal. You can also rent whole units, or run several properties from one account.
What does it cost?
